What We Build for Commercial Spaces

Commercial work is less about statement pieces and more about things that have to survive being used by the public every day.

• Storefront and entry metalwork — door frames, thresholds, feature surrounds, security shutters and grilles.
• Handrails and guards — stairs, mezzanines, ramps and landings, built and documented to the requirements confirmed for the project.
• Bollards, wheel stops and corner guards — the unglamorous items that stop a forklift or a delivery van costing you a wall.
• Signage frames and mounting structures — including the substructure behind someone else finished panel.
• Fixtures and shelving — retail display frames, counters, brackets and back-of-house racking.
• Screens, partitions and gates — for loading areas, patios, waste enclosures and tenant separation.

If it is steel, in a commercial space, and it has to last, it is in scope. If it is outside what we do, we will say so at the first visit rather than three weeks in.

Working Around Tenant Schedules

The metalwork is rarely the hard part. The building being open is.

We are used to working around trading hours — measuring during business, installing after close, and staging the loud and dusty work so it does not land in the middle of someone service. For occupied buildings we will walk the route in advance so there are no surprises about which door, which lift and which corridor.

Where a landlord or property manager requires it, we will work to their access rules, insurance requirements and hot-work procedures. Tell us what the building demands and we will meet it rather than discovering it on install day.

If a fit-out has a hard opening date, that date is the constraint we schedule backwards from. We will tell you at quoting whether it is achievable — plainly, and before you have committed.

Code and Inspection

Anything acting as a guard or handrail in a commercial building is governed by the BC Building Code, and in a commercial context it will actually be looked at.

Guard height, infill spacing, loading, graspability of handrails and continuity around landings are all specified rather than chosen. We build to those requirements as standard and we would rather push back at drawing stage than fabricate something that fails at inspection.

Where a project needs engineering — a mezzanine guard, a structural connection, an assembly-occupancy stair — that comes from a licensed engineer and we build to the sealed drawings. We will tell you up front when a job crosses that line.

For accessibility-related work, ramp handrails and their extensions have specific dimensional requirements that are easy to miss. We will flag them.

Pricing and Terms

Commercial quoting works the same way as residential: a site visit, a drawing, and a fixed price against that drawing. Nothing gets invoiced that was not drawn and agreed.

Where the scope genuinely cannot be pinned down in advance — repair work, retrofits into existing structure, anything behind a wall — we will say so and price it in a way that does not pretend otherwise, rather than issuing a low number and recovering it in extras.

Tell us at the consultation what contractor documentation your building or your accounts department requires, and we will confirm what we are able to provide before the work is scheduled.
