Volume Pricing

On a development, the per-unit number matters more than the project number, and repetition is what moves it.

Sixty identical balcony guards cost substantially less per unit than sixty variations, because the drawing, the jigs and the setup are done once and then repeated. The savings are largest where a design allows two similar details to become one — and that is a decision made at design stage, not at tender.

We are happy to review a package before it is tendered and tell you where the money is going. In our experience the single biggest lever on a metal package is not the metal; it is how many genuinely different pieces are in it.

Phased Delivery

Almost no development takes its metalwork in one delivery, and pretending otherwise creates storage problems and damage claims.

We fabricate and deliver in the sequence and the phases you need — by building, by floor, by lot, by occupancy date. What is delivered is what can be installed that week, so it is not sitting in a parkade collecting site damage that becomes a deficiency later.

Give us the construction schedule and we will build a delivery sequence against it, and tell you plainly where the dates do not work rather than agreeing and missing them.

The measuring windows matter as much as the delivery dates. We will tell you the right point in the sequence to measure each element and hold that.

Submittals and Approvals

Nothing goes into fabrication without an approved set.

We produce shop drawings from the consultant package — plans, elevations, sections, connection details, material and finish schedules — and issue them for review, revise-and-resubmit as required, and build only to the signed version. Where we found a site condition that contradicts the drawings, it is marked rather than resolved quietly.

Where the work requires sealed engineering — guards resisting specified loads, structural connections, anything supporting occupancy — that comes from a licensed professional engineer and we fabricate to the sealed set. We identify that requirement at the outset.

If a review cycle is putting a delivery date at risk, you will hear it while it can still be fixed.

Warranty and Service

The failures that cost a developer money show up after handover, not during construction, and they are almost always corrosion or fixings.

We specify for the exposure rather than for the quote — galvanising before powder coat where a guard is on an exposed elevation or near the water, stainless fasteners as standard outside, and dissimilar metals isolated wherever they meet. It costs more up front and it is why we sleep at night about the warranty conversation.

For warranty terms, deficiency handling and post-occupancy service, ask at quoting. We will put what we offer in writing before you award, rather than after something has gone wrong.
