Properties here sit above the water, which means salt in the air year-round, and they are usually designed around a view, which means the metalwork has to hold a guard up without blocking what the client paid for. Those two constraints drive almost every decision on these jobs.

Corrosion spec near the water

Standard powder coat over bare steel fails early this close to the ocean. We hot-dip galvanize first, use 316 stainless for fasteners and cable, isolate dissimilar metals so nothing sets up a galvanic cell, and detail frames so they drain. On an exposed site this is not an upgrade — it is the minimum that lasts.

Railings that keep the view

Cable infill, slim-post glass and minimal top rails, engineered so the posts land where the structure can actually take the load. On a cliff-edge deck the guard has to pass a code load test and still disappear, which usually means fewer, stronger posts rather than more of them.
