Trade Pricing
Builders buy differently from homeowners, and pricing should reflect that. Talk to us about trade terms at the first conversation rather than assuming the number you see is the number you pay.
What genuinely moves a builder price is repetition. Twelve identical balcony guards across a project cost meaningfully less per unit than twelve different ones, because the setup, the jigs and the drawing are done once. Where a design allows it, we will point out where standardising two details into one saves you real money without anyone noticing.
We price from a drawing and hold that price. Ask about terms, progress invoicing and documentation — insurance, WCB — at quoting and we will confirm what we can provide before you commit.
Multi-Unit Scheduling
On a multi-lot or multi-unit project, the metalwork is rarely the critical path — but it is easy for it to become one.
We schedule fabrication in the sequence you need it delivered, not in the sequence it is easiest for us to build. If lots four to seven are ahead of one to three, that is how it gets made.
The two things that reliably cause trouble: measuring too early, and measuring too late. Guards and railings measured before the deck framing is final will not fit; measured after the finish flooring is in, we are working around damage risk. We will tell you the right window for each element and hold you to it as politely as we can.
Give us the construction schedule and we will fit inside it, and flag early where it does not work rather than at the point it is your problem.
Site Coordination
One point of contact, and it is the person who knows the job.
We coordinate directly with your site super rather than routing everything through an office. That means fewer relayed messages and faster answers when a dimension has moved.
On site we work to your requirements — access hours, parking and staging, hot work permits, site safety orientation, and whatever the neighbours have already complained about. Tell us the constraints and we will plan around them.
For anything that has to be welded on site rather than in the shop, we bring mobile welding to you.
Change Orders
Changes happen. The only question is whether they are handled in writing.
Anything that alters the drawing gets priced and confirmed before it is built. No verbal scope, no surprises on the final invoice, and no work carried out on the assumption that it will be fine.
Where a change comes from a site condition we found rather than a decision you made, we will show you what we found — a photo, a dimension — so you can make the call with the same information we have.
Where a change affects the delivery date, you will hear that at the same time as the price, not afterwards.
